Owner and Broker Gardella Santarelli LTD. A real estate management company currently managed approximately 200 single family and multi-family units in 2000/9. 

Owner of MCRC Homes, LLC. New home builder and modular home contractor. Major rehab contractor.

Most Recent Real Estate Projects:

  1. Currently rehabbing and remodeling homes the City of Detroit and suburbs
  2. Sarah Garrett Homes 35 units in Hamtramck, utilizing NSP funds and1602 funds 
  3. Acquired 23 Condo’s in Milford Michigan from Fifth Third Bank (foreclosure)
  4. Acquired 85 Single and two family homes in Detroit (foreclosure)
  5.  Acquired 84 Apartments in Warren Michigan (foreclosure)

2008 developer/contractor/owner supervising the construction and rehabilitation of 35 units in Hamtramck known as Sarah Garrett Homes MSHDA #3406. This project is the result of a forty year discrimination law suit, currently funded by NSP1, and 1602 funds of in excess of Nine million dollars.

Closings, evictions, rehabilitation of over $3,000,000 of all the above. Returning

all of the Fifth Third properties to building code status and sales and closing of all three of Fifth Third projects.

Owner and Broker Century 21 Tri-County Real Estate 1980 to 1990 

· Closed over 100 homes in pole town from the General Motors Plant in the early 1980's 

· HUD project closed early 1980's. Non Verifiable

Rehabilitated over 1000 homes in the past 20 years.

GREEN SPECIFICATIONS:

Rehab specification included but not limited to the following:

New furnaces and duct work, 95% 

Energy Efficient Life time warranty on heat exchanger, 10 yrs parts and 2 years labor, all necessary duct work for replacement furnaces, install bath fan vent and 4” make up air, white Rodgers thermostat, 4”chimney liners for hot water tanks. Install energy efficient hot water tanks.

WINDOWS: 

Replace all windows where necessary with high energy efficient components; 

(vinyl replacement) install glass block windows in basements.

INSULATION: 

Install additional insulation in all attic spaces, increasing r-value to R32 in ceilings. Install blown in insulation in walls on perimeter of dwelling 

RAZING OF BLIGHTED DWELLINGS: 

Demolish blighted buildings where applicable and create green spaces for urban agricultural productions, Playscape where applicable and resale to adjoining neighbors.
